Built-Up vs Carpet Area, Simply Explained

Built-up area includes your carpet area plus the thickness of walls and balcony space. Carpet area is the floor you can actually walk on and furnish. Under RERA, carpet area is the figure that must be disclosed clearly, so use it when comparing projects.

The kitchen sits close to the dining space. It comes with a granite counter, a stainless steel sink, chimney provision and a centralised RO inlet. Think about where the fridge, microwave and a small pantry shelf will go.

Next come the two bedrooms. The master bedroom typically has an attached toilet, and the second bedroom can be a kids’ room, a guest room or a home office. There is AC provision in the living-dining area and in all bedrooms.

Balconies have anti-skid ceramic tiles, and UPVC sliding doors with mosquito mesh keep the bugs out on warm evenings. Toilets have matt vitrified tiles with a 7 ft dado, a wall-mounted EWC and FRP doors.

Start with your budget. The compact 2 BHK sits under ₹1 crore all-inclusive on portal examples, which matters to many buyers.
Think about work. If one of you works from home full time, the slightly larger plan gives more breathing room.
Look at furniture. Bring rough measurements of your sofa and bed to the site visit.
Check the facing. Ask which units get morning light in the living room.

Each 2 BHK gets 1 kW of power backup, enough to run lights, fans, a fridge, the TV and your router during an outage. Common areas have 100% backup, so lifts and corridor lights keep going. Electrical work uses concealed copper wiring with modular switches and ELCB/MCB protection.

Payment and Possession

You pay 5% to book, then follow a construction-linked plan. At launch, there was a “No Pre-EMI until possession” offer, so check whether it is still running. Loans are available from SBI, HDFC, ICICI, Tata Capital and IIFL. Possession is targeted for October 2029 as per portal listings, with RERA completion set at September 2032.

Maintenance is about ₹4–5 per sq.ft per month, indicative. For a 1,036 sq.ft home, that’s around ₹4,100 to ₹5,200 a month, and Sowparnika takes care of maintenance for the first two years.

Furnishing Ideas for a 2 BHK
